During the initial consultation we will work with our clients to craft a service agreement that meets their specific project requirements as no two projects are alike therefore one size does not fit all. Feasibility Studies and Due Diligence:

Programming:
- In Architecture, programming is a process of identifying all the wants and needs of the client for the development and formulating a set of guides that helps inform the project direction. Program is similar to project scope in that it identifies all of the project components but is more flexible simply because it is at the forefront of the design process. Having an architect lead this process can greatly reduce the number of costly future changes and delays. This is due in large part to the client / architect collaboration, whereby the architect is able to ask thought provoking questions that help provide a clear understanding of the fundamental reasons driving the client needs.
Architectural Design:
- Conceptual:
- Developing a design concept that is used to drive the design through all of the stages of the project. This entails translating the client program into specific set of rules and guidelines for the design. Conceptual design can be thought of as a precursor to a design prototype that can be applied in site specific designs at a later stage in the project.
- Preliminary Design:
- Ideal time to contact an architect is before the estate transaction. This is to gauge whether what you want is not only feasible but is maximally effective use of said property. Preliminary design can also occur after purchase / lease agreements, in both instances the design will occur within the constraints of the site. And as always, in real estate its Location Location Location, however, site layout, zoning restrictions such as height, style, building setbacks, and even driveway locations can significantly affect the viability / desirability of a specific location.
- Schematic Design and Design Development:
- Throughout these two phases the design is developed into a more concrete, site specific, and recognizable product that becomes the basis for the production of the associated construction documents.
- Prototyping physical and digital
- Corporate prototyping for franchising or efficient rollout of multiple locations
- Energy efficient design because built to code is the absolute bare minimum.
